Rental Terms and Conditions

1. THE PARTIES. This Short-Term Rental Agreement (“Agreement”) is entered into on the date of booking by and between the owners of Port City Oasis ("Owners") and the individual making the booking (“Tenant”).

For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

2. PROPERTY. The rental property being booked is located at: 120 Grant Street, Portland, ME 04101. Hereinafter known as the “Property.”

3. GUESTS. No more than the maximum number of guests shown on the listing are allowed on the Property.

The Tenant understands that they are solely liable for any actions, liabilities, or damage caused by any guest associated with their booking on the Property.

4. TERM. The Tenant is allowed to access and occupy the Property for the duration of their reservation and between their check-in and check-out times.

Check-In: 3pm

Check-Out: 11am

5. PAYMENTS DUE. The Tenant agrees to pay for the booking per the method outlined on the booking page.

6. CANCELLATION POLICY. The Tenant agrees to the cancellation policy as stated on the listing and booking page at the time of booking.

7. UTILITIES. All utilities are included in the rental rate.

8. RENTAL RULES. The Tenant agrees to abide by the following rental rules:

Quiet Hours: 9pm-8am

No parties, animals, outside visitors, or overnight guests without previous approval the Owners

Absolutely no smoking or vaping inside, even with windows open. If you do smoke, please smoke outside on the street level

Do not engage in illegal activities anywhere on the property

If you break or damage something, please let us know and so we can arrange for its replacement or repair

Follow our checkout procedure in the House Manual and postings at the apartment doors.

9. INDEMNIFICATION. The Tenant agrees to indemnify and hold harmless the Owners from all liabilities, losses, damages, and costs, including legal fees, resulting from any actions, incidents, or accidents occurring in or caused by the Tenant’s use of the Property.

10. DISPUTES. Any disputes arising under this Agreement shall be mediated in the jurisdiction in which the Property is located.

11. GOVERNING LAW. This Agreement is governed by and construed in accordance with the laws of the State where the Property is located.

12. ACCESS FOR MAINTENANCE. The Tenant agrees to allow the Owners access to the Property for any necessary maintenance or repairs. The Owners agree to provide reasonable notice to the Tenant, in accordance with State law, unless emergency access is required.

By booking the Property, the Tenant agrees to all terms and conditions of these Terms and Conditions.

This Agreement shall begin on the date hereof.
